This page answers many questions we receive from property owners and people interested in purchasing a home in the neighborhood.

Who runs the Association?

The Splitrail Farm Property Owners Association is run by a board of elected members who live in the neighborhood.

What is the History of the Neighborhood?

The Splitrail Farm Property Owners Association (SFPOA) was formed in March, 1979, when legal papers of incorporation were filed with Kane County.

Campton Township Community Center

When does the Association Board meet?

The Board meets the third Wednesday of every month. Our meetings usually start at 7:00pm and last about an hour. We meet at the Campton Township Community Center (aka Campton Township Tax Assessor’s Office), 5N082 Old La Fox Road, Campton Hills, IL.

What can you tell me about trash? When is pickup? Where can I get cans? Do I need to separate my lawn waste? Does this area support recycling?

Trash pickup is Monday morning. You may set your trash cans out after 6pm Sunday evening and should have them off the street by 6pm Monday afternoon.

Trash cans may not be stored anywhere visible to your neighbors or the street.

Are there any social events?

For the enjoyment of property owners in Splitrail Farm, the SFPOA hosts a fall bonfire that is attended by old and young.

What can you tell me about assessments? How much are they? How often do we pay? What are they used for?

As of 2015, assessments are $500 per year.

Assessments are sent twice a year, on November 1st and April 1st and are due within 30 days. Unpaid assessments accrue a $2/month fine.

The Board uses income from assessments to fund the regular operation and maintenance of the neighborhood. The majority of our annual budget is used for landscaping and maintenance of the commons areas. We also try to set aside some funds for unexpected expenses.

Do I need approval to make any changes to my home or property?

You need the Board’s approval to make any changes to the outside of your home and property, including your landscaping. The review process is straightforward and guided by the Covenants.

Who do I contact to make changes to my property?

Send an email to board@splitrail-farm.com with information about the changes you are considering making to your home or property. Someone will respond as soon as possible with information about your next steps.

Can I have an above ground pool?

No. Above-ground pools are prohibited by the Covenants.

Can I have an outdoor storage shed?

No. Storage sheds are prohibited by the Covenants.

Can I have a fence?

No. Fences are prohibited by the Covenants, with the exception of those required to surround an in-ground pool.

Our neighborhood is served by the Village of Campton Hills Police Department.

Are there any restrictions on what I can park in my driveway?

Yes. You may not park any commercial vehicles, boats or recreational vehicle in your driveway. See the Covenants for more details.

Are there any trails I can walk through the neighborhood?

Yes, but we do not have a trail map. The common property areas have several trails maintained by the association.
